The two principal residences were reported to have a combined floor area of about 57,000 square feet. Planning documents reviewed by WIRED also described guest accommodations, offices, elevators, a large kitchen, recreational facilities, and other structures.

The scale is therefore considerably different from the typical luxury home. Koolau Ranch is essentially a private estate incorporating residences, agricultural land, recreational facilities, infrastructure, and extensive security features.

What Is Inside the Hawaii Compound?

Public reporting has provided some insight into the design of the Hawaiian estate. According to WIRED, the compound’s plans included multiple residential and operational buildings, a gym, swimming pools, sauna facilities, a tennis court, guest houses, and treehouse structures connected by rope bridges.

One of the most discussed elements is the underground shelter. WIRED reported that planning documents described an approximately 5,000-square-foot underground shelter connected to the main residences by a tunnel. It was planned with living space, mechanical areas, storage, and an escape hatch.

However, Zuckerberg has disputed the dramatic descriptions sometimes attached to the structure. In a 2024 interview, he characterized it as a relatively small shelter or basement rather than a so-called “doomsday bunker.” Business Insider reported that the underground space was nevertheless substantially larger than the average American home.

Zuckerberg Expanded His Hawaii Property

The size of Zuckerberg’s Hawaii holdings increased significantly in 2025. WIRED reported that he acquired another 962 acres of ranchland across from his existing compound, in a transaction estimated by a source familiar with the sale to exceed $65 million. This increased his total Kauai land holdings to more than 2,300 acres.

The additional land means the Hawaii property is much more than a luxury residence. Reporting has described agricultural and conservation activities across large portions of the estate.

A spokesperson for Zuckerberg and Priscilla Chan told SFGATE that much of the land is dedicated to agriculture, including cattle ranching, organic ginger, macadamia nuts, turmeric farming, native plant restoration, and endangered-species protection.

Architectural Digest also reported that new construction plans included three large buildings ranging from approximately 7,820 to 11,152 square feet, with estimated construction costs of several million dollars each.

Another major part of Zuckerberg’s real estate portfolio is located on the western shore of Lake Tahoe in California. In 2018 and 2019, he reportedly purchased two neighboring properties for a combined $59 million.

SFGATE reported that the properties were located about three miles south of Tahoe City. Planning documents later revealed plans for a large multi-building compound rather than simply maintaining the original residences.

Realtor.com reported that one property, known as the Carousel Estate, was purchased for approximately $22 million and included an eight-bedroom main house, a guesthouse, lake frontage, and private waterfront facilities. Zuckerberg later purchased the adjacent property, known as the Brushwood Estate, for approximately $37 million.

The combined Lake Tahoe property demonstrates another feature of Zuckerberg’s real estate strategy: purchasing neighboring parcels to create larger, more private residential environments.
